Space Dreams participation in the construction/ project management process

Set within the rugged landscape of Kea, this complex of three private summer residences was developed with a strong emphasis on simplicity, landscape integration, and respect for the traditional Cycladic terrain. Positioned carefully along the natural slopes of the site, the houses were designed to blend discreetly into their surroundings while maximising views, privacy, and orientation toward the Aegean.
The architectural composition follows the clarity and restraint of subterranean design, combining raw stone volumes with natural boundaries and minimal interventions to the landscape. The project’s placement responds directly to the topography, utilising "yposkafo" (earth-sheltered) techniques that allow the residences to feel embedded within the hillside rather than imposed upon it.
A key aspect of the project was managing the challenging terrain and coordinating construction in a remote island environment. From deep excavation and the creation of reinforced retaining structures to the execution of living green roofs, every phase required careful planning and close supervision to ensure the buildings integrated naturally with the existing site conditions.
Traditional dry-stone walls and local landscape elements were preserved and incorporated into the overall composition, reinforcing the connection between architecture and the natural character of Kea. The dialogue between the meticulously crafted masonry and the untouched terrain creates a quiet architectural presence that remains consistent with the scale and identity of the Cycladic landscape.
Our involvement focused on the complete project management and construction coordination of the complex, overseeing all stages of execution from site preparation and structural works to contractor coordination, budgeting, scheduling, and quality control. Special attention was given to construction logistics, material management, and the technical complexities associated with building on steep terrain and managing the thermal requirements of earth-sheltered living.
Through continuous on-site supervision and close collaboration with all parties involved, the project was delivered with precision and consistency, ensuring that the architectural vision was translated accurately into the built result. The process emphasised efficient execution, technical problem-solving, and a careful balance between contemporary construction and the timeless simplicity of island architecture.
The completed residences reflect a contemporary yet deeply contextual approach to island living, where architecture, landscape, and craftsmanship work together to create a quiet and authentic living environment within the natural terrain of Kea.
